MY GOAL IS THE SAME AS YOURS!

Sell Your Property for the Highest Price
in the Shortest Time and with the Least Amount of Hassle and Inconvenience!

To accomplish our mutual goal, I use the 20 Point Marketing Plan as outlined below to make certain that your home is competitively priced as compared to other available homes for sale in your neighborhood and recent sales of comparable homes.  Your home will be continuously marketed for maximum exposure in both the Georgia MLS and FMLS o attract the highest number of potential Buyers until your home is sold.
 

  1. PRICING: I will provide you with a Competitive Market Analysis (CMA) for your home which will show what comparable homes have sold for in the past year, along with information regarding Expired Listings and Current Listings.  This will help you establish a listing price that will be competitive in today's market.  I will continue to monitor the selling prices of other homes in the area while your home is on the market and keep you informed along the way.
     

  2. PREPARATION: I will provide you with useful ideas on getting your home for market so it will stand out above the competition and show its very best. I will also advise you if I feel there are any beneficial improvements or repairs that you should make.
     

  3. YARD SIGN: I will place a high impact RE/MAX Yard Sign on your property that is designed to stand out from the crowd of competing homes in your neighborhood.  Remember, yard signs don't sell homes - Realtors Do!  I will also post directional arrows (where allowed) guiding prospective purchasers to your property.
     

  4. LOCKBOX ACCESS: I will place an electronically monitored lockbox on your property (upon your approval) for easy Realtor access so the property can be shown when you are not home.  The lockbox will increase your showings and will provide us with the date and time your home was shown, along with the name of the Realtor that showed the property.
     

  5. PHOTOS: I will take color photos with my digital camera for use on your flyers and other marketing materials. These will also be submitted to the Georgia Multiple Listing Service as well as many internet websites.
     

  6. HOME INFO BOOK: I will prepare a booklet in full color about your home for prospective purchasers to read while viewing your property. It contains information on utilities, schools, the surrounding community, property disclosures and other important documents. This helps buyers remember your home and answer questions they may have.
     

  7. FLYERS: I will design and provide full color flyers that highlights the best features of your home. These flyers will be placed inside the property so the prospective Buyers can take one with them so that your home will stand out in their mind at the end of the day.
     

  8. JUST LISTED and JUST SOLD POSTCARDS: I will send a Just Listed postcard to all of your neighbors and other Realtors that work you area, along with Just Sold postcards to your neighbors after your home is sold. 
     

  9. MULTIPLE LISTING SERVICES: I will advertise your home for sale in the Georgia MLS and FMLS, along with 6-8 photographs that best capture the beauty and selling points of your home. Listing your home in both listing services ensures your home will get more showings as I have full cooperation with over 8,000 Broker and Agent members in the Metro Atlanta Area. Many of these agents may already be working with a qualified buyer that is looking for a home like yours.
     

  10. ACCURATE INFORMATION:  I will ensure that the information regarding your home is accurate in the GA MLS and FMLS.  It amazes me that the vast majority of the properties listed in the Georgia MLS and FMLS have incorrect or missing data.  Accurate information and property descriptions are critical to getting your home found among the thousands of competing properties on the market in the Metro Atlanta Area.  Rest assured that the listing information regarding your home will be correct as I will solicit your help in reviewing the listing details to make sure we have everything just right.  In today's world, the Internet ensures that your home gets maximum exposure 24 hours a day, 7 days a week until it is SOLD!  I will keep all information current and to the forefront with continuous network marketing until sold.
     

  11. 24/7 OPEN HOUSE: I will market your home in full color, 24 hours a day, to buyers from around the world on the following websites:
  12. POTENTIAL BUYERS: I will show you home to any potential buyers that contact me directly either through internet advertising or yard sign advertising.  I will follow up on all e-mail, internet, sign or ad calls. I will show your home at every opportunity.
     

  13. PREAPPROVAL OF BUYERS: I will strive to ensure that all buyers making offers on your home provide a pre-approval or pre-qualification letter from their lender. This minimizes the risk that your home will be off the market waiting to see if the buyer is qualified to purchase.
     

  14. FINANCING: I will help you to understand the various methods by which potential Buyers may consider financing for your property that may include asking you to pay all or part of the closing costs.. There are many loan types including conventional fixed rate, adjustable rate, owner financing, government subsidized loans, seller contribution, and many others.
     

  15. RELOCATION: I will market your home to potential buyers coming to the Metro Atlanta area using the Remax Award-winning National Relocation Service.
     

  16. COMMUNICATION AND FEEDBACK: I will contact you at least once a week by email or phone, with showing or preview feedback, advertising results, and changes in the market.
     

  17. OTHER PROFESSIONALS: I will use my network of lenders, appraisers, closing attorneys, title and escrow officers, inspectors and repair specialists to help me help you!  Whatever you need to get your home sold, I will help you find the best resource for the job.
     

  18. EXPERIENCED NEGOTIATION SKILLS: I will represent your best interests and negotiate on your behalf with the Buyer and/or Buyer's Agent for you on all offers to purchase presented.  My experience and negotiation skills will help you net more money at closing!
     

  19. EMOTIONAL SUPPORT: I realize that selling a home can be a very personal and emotional experience. I will help you to minimize the conflict that can arise in negotiations over minor and major issues that surface during a real estate transaction between two parties. In the event of multiple offers, I will help you sort out all the details and keep the situation calm and focused on the best possible option for you.
    I will maintain proper communication and fairness to all parties on your behalf.
     

  20. CLOSING: I will attend the closing with you and explain the escrow closing process.
    I will work diligently to coordinate the timing between you, the buyer, the lender, the appraiser, repair professionals and others. My goal is to see that all terms of the sale are satisfied or amended to ensure legal and binding contractual status from the opening of escrow to the actual handing over of your proceeds check to you at closing!
