 Common Questions and Answers
  • Your Flex-Rate Listing Program Sounds Great if you sell my home without another Agent or Broker being involved, or if I find the Buyer.  But, how aggressively will you work to find a Buyer for My Home?

    Answer -   Regardless of who finds a Buyer for your home, I will provide your home with maximum exposure (Key # 1 in selling any property) by listing it in both Atlanta Area Listing Services (GA MLS and First MLS), along with providing accurate information (Key # 2 in attracting the right Buyers) as set forth in detail in my Residential Marketing Plan
     
  • If I am not satisfied with your service, can I cancel the listing?
     
    Answer -   Absolutely!  If at any time you are not completely happy with my service, you may cancel the Listing Contract and owe nothing provided that (1) the property is not already under contract or (2) the property is not sold within 90 days to a Buyer that was shown the property by an Agent during the time the property was listed for sale.  Please allow up to 2 days for the listing to be removed from the GA MLS and First MLS.
     
  • Your Residential Marketing Plan doesn't say that you will hold Open Houses, Why?
     
    Answer -   Prior to the popularity of Buyers being able to locate and view available homes for sale on the internet 24/7, hosting Open Houses was a popular and effective way to sell a home.  In today's real estate market, holding an Open House can put your home and family at risk as well as putting the Agent hosting the Open House at risk due to the increased crime rate which now statistics show that more than 1 out of every 100 adults are behind bars (see story) with incarceration rates even higher for some groups. 

    The 2007 National Association of Realtors Survey (NAR) regarding Where Buyers Come From show that holding Open Houses is not effective method in finding a Buyer for your home, with the vast majority of homes being sold using the marketing tools as outlined in my Residential Marketing Plan
     

  • Will my home be advertised in the newspaper?

    Answer - According to the 2007 NAR Survey regarding Where Buyers Come From, printed advertising in magazines or newspapers works only about 4% of the time as compared to a 77% chance your home will sell as a direct result of Realtor Networking (MLS, FMLS and Contacts), Internet websites (i.e. barbara-sells-homes.com, Remax.com, Realtor.com, etc.) and Realtor Yard Signs (Buyers feel more comfortable calling a Realtor than the Home Owner to ask questions and make viewing appointments).   
     
  • I'm convinced that you are the Realtor that I want to represent me in the sale of my home, what do I do now?

    Answer - First, you will need to fill out the CMA Request Form so that I can prepare a Competitive Market Analysis for your use in determining the correct asking price for your home.  Once I have received your completed form, I will contact you to arrange a time to meet with your at your home and discuss your individual goals regarding the sale of your home and fill out the GA MLS and FMLS forms.
